You have the design. You need someone to source it. We work with designers who specify Italian brands but do not want to manage factory relationships, international shipping and customs paperwork. You keep creative control; we handle execution. Most designer clients work on projects between CHF 50,000 and CHF 500,000 in FF&E value.
Architects
For architects delivering turnkey residential projects, FF&E procurement is often the last piece — and the most time-consuming. We plug into your project timeline, attend specification meetings and coordinate delivery with your site schedule.

Selection & alternatives
For every specified item, we confirm availability, current pricing and lead time. Where a product is discontinued or exceeds budget, we propose alternatives. We never substitute without your approval.
Quotation
One quote covering all items, grouped by room or category. Includes factory price, trade discount (30–50% off retail), procurement fee, shipping, customs and a consolidated total. No hidden charges.
Order & production
50% deposit, then we place orders with each factory. 6–16 weeks production depending on brand and customisation. We track milestones with every factory. For projects above CHF 100,000, we conduct factory inspections before shipment.
Logistics & customs
Consolidated shipment from our logistics hub in Northern Italy. For the EU, delivery is straightforward. For the US, UK and Middle East we handle customs documentation, duties and import clearance. Balance due before shipment.
White-glove delivery
Unpacking, assembly, placement according to your floor plan, packaging removal and walkthrough. If something is damaged in transit, we handle the claim and replacement — you deal with us, not the factory or shipping company.

How pricing works: Italian manufacturers set a list price (listino). Trade partners receive 30–40% off list. Volume projects (CHF 200,000+) reach 40–50% off. Our procurement fee is built into the quoted price — not added on top. Minimum CHF 20,000 for new clients. Payment: 50% deposit, 50% before shipment, by bank transfer in CHF, EUR, USD or GBP.
When a procurement partner pays for itself
You can order from Italian factories yourself — many designers do, especially for single-brand projects. But for multi-brand residential projects (Minotti in the living room, Poliform in the bedroom, Boffi in the kitchen, Flos throughout, DEDON on the terrace) a procurement partner saves time and money.
Time
A 15-brand project means 15 trade-account applications, 15 order processes, 15 delivery windows to coordinate. We compress this into one process.
Money
We negotiate volume discounts across brands. A designer ordering one Cassina table gets 35% trade discount. The same table inside a CHF 200,000 multi-brand order gets 42–45%.
Risk
If a sofa arrives with a scratch or the wrong fabric, who handles the claim? When you order through us, it is our responsibility. One call, one resolution.

Chiara Borgoli visits Italian factories twice a year — once in spring around Salone del Mobile in Milan, once in autumn for production planning. She walks the lines in Brianza, checks new materials in the upholstery workshops, sits with product managers on lead times and reviews quality standards.
We visit Minotti in Meda, Poliform in Inverigo, Boffi in Lentate sul Seveso, Molteni&C in Giussano, Flos in Bovezzo and DEDON's showroom in Milan — the towns of Brianza and Lombardy where Italian furniture is made by hand, not in showrooms.

What does FF&E stand for and what does it include?
FF&E stands for Furniture, Fixtures and Equipment. In residential projects, furniture covers sofas, dining tables, beds, chairs and storage. Fixtures include kitchens, bathrooms, built-in wardrobes and door hardware. Equipment covers lighting, smart home systems, audio-visual and window treatments. The term originated in hospitality and commercial interiors but is now standard in high-end residential projects worth CHF 50,000 and above.
How long does FF&E procurement take?
A typical residential project takes 12–20 weeks from approved specification to completed installation: 1–2 weeks for quotation, 6–16 weeks for factory production depending on brands and customisation, and 2–4 weeks for international shipping and delivery. Boffi kitchens and fully custom Poliform wardrobes sit at the longer end (12–18 weeks production). Lighting from Flos or Artemide is usually the fastest category at 6–8 weeks.
How much does FF&E procurement cost?
The cost depends on your specification. As a guide: a two-bedroom apartment furnished with mid-range Italian brands (Flexform, Molteni&C, Foscarini) typically runs CHF 80,000–150,000. A four-bedroom villa with top-tier brands (Minotti, B&B Italia, Boffi, Flos) ranges from CHF 250,000 to CHF 800,000+. Our procurement fee is built into the quoted price — you pay trade pricing plus our margin, which is still 20–35% below retail showroom prices.
What is the minimum order value?
CHF 20,000 for new clients. There is no minimum for design professionals with an ongoing working relationship. For projects under CHF 20,000, we recommend purchasing directly through local authorised dealers, though we are happy to advise on brand and product selection regardless of budget.
What trade discount do you get?
Standard trade discounts range from 30–40% off retail list price. For larger multi-brand projects, volume discounts reach 40–50% off retail. The exact discount depends on the brand, product category and total order value. A designer ordering one Cassina table gets the standard 35% trade discount; the same table inside a CHF 200,000 multi-brand order gets 42–45%.
Do you deliver outside Europe?
Yes. Our primary logistics corridors run to the United States, United Kingdom, Middle East (UAE, Saudi Arabia, Qatar) and Switzerland. We also deliver to Asia, Australia and Africa. For non-EU destinations, we handle customs documentation and duties calculation. Customs duties are passed through at cost — we do not mark up import charges. Add 2–4 weeks shipping for the US and Middle East, 1–2 weeks for European destinations.
Can I use my own designer’s specification?
Yes — you bring the specification, we execute it. Most of our clients are interior designers and architects who have already selected products. We review the specification for accuracy, flag discontinued items or long lead times, and propose alternatives where needed. If you need help selecting products, our design consultation service is available as a separate or bundled engagement.
What happens if an item arrives damaged?
We inspect all items before they leave Italy (mandatory for projects above CHF 100,000, available on request for smaller orders). If damage occurs in transit, we file the insurance claim, arrange replacement production with the factory and coordinate re-delivery. You deal with us, not the factory or shipping company. In five years and 90+ projects, we have had fewer than 15 damage claims — every one resolved within the original project timeline.
Which brands do you work with?
We maintain direct trade accounts with over 200 Italian and European manufacturers. The most commonly specified include Minotti, B&B Italia, Poliform, Cassina, Molteni&C and Flexform for furniture; Flos, Artemide and Foscarini for lighting; Boffi and Dada for kitchens; Agape and Antonio Lupi for bathrooms; and DEDON, Kettal and Ethimo for outdoor. If a brand is not on our list, we can set up a new trade account within 2–4 weeks.
How does pricing compare to a showroom?
Showrooms typically sell at full retail list price or with a modest 10–15% courtesy discount for trade professionals. Our trade pricing is 30–50% below retail. For example, a Minotti Seymour sofa retailing at $18,000 in a showroom is approximately $11,000–12,000 at trade pricing through us. Even after our procurement fee and shipping, the total cost is typically 20–35% below a retail showroom.

Yes. We offer smart home integration as part of the procurement scope — lighting control (Lutron, KNX), motorised blinds, multi-room audio and climate systems. Coordinating technology and furniture from day one prevents conflicts: a Lutron panel behind a Poliform wardrobe, speaker cables clashing with a Boffi kitchen island.
What payment terms do you offer?
50% deposit at order confirmation. 50% balance before shipment from Italy. We accept bank transfers in CHF, EUR, USD and GBP. For projects above CHF 500,000, staged payment schedules can be arranged to align with factory production milestones. All prices are quoted inclusive of our procurement fee — no additional charges after approval.
